The Denton is a purpose-built retirement village from specialist developer and operator, Elysian Residences, delivering luxury facilities for customers along with 24-hour concierge and care services, if needed. Euroclass A1 rated K-Roc Rainscreen Slab was fitted as part of the rainscreen construction, allowing the project team to deliver low U-values to limit long-term operational costs.

Elysian Residences has partnered with Octopus Real Estate and Schroders Capital to invest in their latest location, The Denton. The retirement village provides 103 units including a mix of one- and two-bedroom apartments. Each apartment has been designed to support adaptation over time, allowing them to be tailored to the preferences and needs of the occupant.  Built by HG Construction, the development also provides a range of on-site facilities including a restaurant, bar, function room, gym, salon, and spa.

The design and materials of the building facades draws inspiration from local architecture. To highlight the main entrance pavilion, a striking green brick was chosen referencing the green copper clock tower in the nearby town square. The other residential blocks have then been completed with a more subtle black brick. The use of brick, complimented by recessed panels, forms a fluting pattern, also makes reference to a local art deco cinema. 

To reduce the timescales, the project team chose to construct the brick facades of the four and five storey blocks with a rainscreen façade approach over conventional cavity walls.

K-Roc Rainscreen Slab was specified for use across all of the building facades. The rock mineral fibre slab insulation is specifically designed for use behind rainscreen facades and achieves a Euroclass A1 reaction to fire rating.

To limit overall energy demands for the completed buildings and ensure compliance with Part L of the Building Regulations, an energy hierarchy approach was adopted. This prioritises a fabric first approach, requiring excellent thermal performance to be delivered across the building envelopes. K-Roc Rainscreen Slab achieves a thermal conductivity of 0.034 W/mK and to help meet the target external wall U-value of 0.13 W/m2K, the slabs were specified and installed in a 180 mm thicknesses. 

The slabs can be easily cut to dimension with a standard hard steel blade saw. This allowed for simple on-site adjustments during the installation phase. The slabs were then installed using appropriate mechanical fixings. 

K-Roc Rainscreen Slab is manufactured under a management system certified to ISO 9001: 2015 (Quality management systems) and ISO 14001: 2015 (Environmental management systems). The use of K-Roc Rainscreen Slab (in thicknesses of 30 - 200 mm) is covered by BBA Certificate 20/5845.
