The Building Safety Act 2022 has extensive implications for all working in construction and the built environment. Fundamentally the Act reforms the design, construction and the occupation stages of buildings to make them safer and the people responsible for these stages more accountable throughout the lifetime of a building. Here, we share our current understanding of the Act. This page will be updated as changes become apparent and new regulations are implemented.

The Act refers to a new general safety regime and the introduction of ‘safety-critical‘ products. These are yet to be defined and consulted upon.
In April 2023, the Independent Review of the Construction Product Testing Regime, led by Paul Morrell OBE and Anneliese Day KC, was published. It undertook a critical assessment of the system for testing and certifying construction products and how this system could be strengthened to provide confidence that construction products are safe and perform as labelled and marked.
The recommendations from this review are expected to be incorporated into a forthcoming consultation, leading to secondary legislation for construction products regulations.
